Tips for selling one's business?

It's official. My business is up for sale - By Owner! Yep... no broker. I tried the broker route and got no where so now I've redone a few things and am trying to sell the place on my own.

Anyone been in my shoes? Tips? Comments?

Hi Adeena, are you selling your retail store? Is it because you're now pursuing a career as an author? Sorry, I'm being no help answering your questions, but I am interested in the story of an aerospace engineer and physicist turned entrepreneur!

Yep, my retail store.
There are actually 3 reasons -
1) My significant other and I want to move out of the area
2) Even though I've turned into an entrepreneur, I'm still and engineer... For the past 3 years (out of 5 that I've had my retail store), I've been doing both - I have a full-time "day-job" and then I run/manage my store. I'm exhausted and not doing the store justice. So it's not just that I'm selling my business, my business needs a new owner. :)
3) Yep... I want to write more. I do want my next career to be as an author. I love writing, but it's incredibly difficult with two jobs already. :) (On the plus side, I now realize and appreciate how much free time I really did have when I only had one job) A sequel to "Cute Little Store" is already in work but won't be finished until I sell my business. I love writing about business, but also have been attempting to write fiction for longer than I can remember.

I'll keep folks posted on my progress. I've made an announcement locally to many people I know professionally, mostly through our local Chamber of Commerce. Wish me luck!
